How do I know if my parking lot is in need of pavement maintenance or a full mill and pave? To pave or not to pave. That is often the question. Applying sealcoat to a severely failing parking lot will not preserve or protect it. You wouldn’t use paint to fill a crack in your home’s foundation. The paint will cover the problem but it won’t fix the crack. The same applies to asphalt. Weathered asphalt that is dull and gray with shallow cracks but is structurally sound can be revitalized through a pavement maintenance program that includes crack sealing, sealcoating and a fresh line stripe. It also extends the life of your asphalt.A failing lot has many indicators a full repave is in order. Are there numerous and continuous cracks and crumbling asphalt also known as “alligatoring”? Has poor drainage and long-term standing water seeped below the lot surface causing an unstable sub surface? Is your parking lot uneven or have deep ruts in heavy traffic areas? Is the lot a patchwork of recurring repair areas and emergency “fixes”? If any or all of these apply to your lot it’s time to mill and pave.
How often should I evaluate the condition of my parking lots? You should thoroughly evaluate your lot every calendar year. Traffic, severe weather with extreme temperature changes and plow damage takes its toll on your asphalt.
